Oil leak from where lower unit meet upper unit and a small hole in lower unit

Looks like I have a very slow and small oil leak but it looks the boat engine oil. It's slowly coming out from a small hole in lower unit and also looks like from edge of lower unit. Look at pictures. Let me know, Thanks I appreciate it.
